| Description: | The Ashburn Village Community Association (AVCA) Board of Directors will host an informational meeting on Tuesday, June 9th, regarding a new development proposal for the 52-acre undeveloped property at the intersection of Russell Branch Parkway and Ashburn Village Boulevard (across from Ashbrook Marketplace).
![]() The property owner, B.F. Saul Real Estate Investment Trust (Saul), is proposing to build two data center buildings and an electrical substation on this parcel. At the meeting, representatives from Saul will present details of their planned development.

⚠️Important Note: This meeting is for Ashburn Village residents only. Registration is required for both options and residency will be verified prior to the meeting.
Understanding the AVCA Board’s Role and Authority
To set clear expectations for this meeting, please note that the Loudoun County Board of Supervisors is the final governing authority for this proposal. Because this is a commercial parcel, the AVCA Board has no jurisdiction over its design, signage, upkeep, setbacks, floor area specifications, or permitted uses. Discussions between Saul and the Loudoun County Government are ongoing, and the ultimate timeline and outcome remain uncertain.
Furthermore, under Article 16 of the Commercial Declaration, Saul does not require AVCA Board approval to seek a special exception for a data center; our Association's approval would only be triggered if the project required formal rezoning.

While the AVCA Board does not control the project's approval, community input is vital. Saul has actively sought the Association’s backing before they approach the Loudoun County Board of Supervisors. Therefore, this meeting is your opportunity to help shape the AVCA Board’s official position on the project. |
