Homeowner Disclosure Package


Selling Your Home? Important Disclosure Package Information Every Homeowner Should Know.


The Association reminds all Village property owners who sell their property to request a Disclosure Package as early as possible.  Please do not wait until you are ready to settle!  It takes approximately 14 days from the date of your request/order to receive your package from the Association.  A Disclosure Package is certified for six months.  This package includes information essential to a purchaser making an informed decision.

The fee for a package is $100.00 for single-family home property or townhome and $50.00 for a condominium property.  For-Sale-By-Owner properties are also required by Virginia Statue to order a package and provide that package to a potential buyer.

Before ordering, a property owner may want to complete maintenance work on your home and double check that all exterior improvements were constructed as approved and that the approvals are on file with the Association.  This  includes all builder installed improvements.  Once your order is placed, AVCA Covenants staff will visit your home and conduct an EXTERIOR inspection.  This inspection will include a thorough PHOTO documentation of your home and all improvements, as well as drawings and measurements.  If violations are noted in your package, Association staff will be available to review those violations with you in addition to all accompanying violation photographs and inspection notes.

It is the responsibility of the owner to correct noted violations until settlement.  The purchaser accepts all responsibility and associated costs if they complete the settlement  with conditions that are not corrected by the seller.  The Association will continue to work with the seller to correct all violations until settlement has occurred at which point the buyer will then take responsibility.  Any property on the market longer than 90-days will be expected to have all violations corrected.  Sellers with property on the market longer than 90-days with uncorrected violations could possibly receive notice of a hearing and potential assessment.

When all repairs have been completed, please call the Covenants Assistant at (703) 723-7910, ext. 109,  so that a reinspection of the property  can be scheduled.  If all violations have been corrected, a “cure letter” will be issued.  Do not wait until the day of settlement for a re-inspection, and please do not call for a cure letter unless ALL repairs have actually been made.  Many reinspection trips have been made, only to find that no work has started on the property, or that the contractors had to reschedule at the last minute.  With the number of resale properties in Ashburn Village it is very difficult to reinspect properties on short notice.     Homeowners with concerns or potential purchasers or Real Estate agents with questions should contact Crishana Loritsch, Resident Services Manager, at (703) 723-7910, x102.
